INCOME

Income for real estate agents is paid on a commission basis when a property is sold.

This is based on a percentage of the price a house sells for and is confirmed before the vendors house is listed.    

Mansion pays a sales commission on a sliding scale starting at 70% of the fee on the sale to the agent.

WHAT YOU WILL DO 

Real estate agents may do some or all of the following :

  • Find properties to suit buyers and sellers

  • Cold call and do flyer drops and social media marketing to find buyers and sellers

  • Assist clients in all aspects of selling their property

  • Prepare advertising campaigns for properties

  • Research and calculate the value of properties

  • Prepare Advertising for properties for sale online and in print media

  • Arrange open homes and inspections

  • Understand, organise and negotiate property Sale and Purchase Agreements

SKILLS & KNOWLEDGE 

Real estate agents need to have knowledge of :

  • Effective sales and marketing techniques

  • Market trends and property values

  • Property and Real Estate Law

  • Mortgage financing, basic accounting, and business contracts

  • The location they are selling or leasing properties in, and different types of housing property and trading laws.

  • Real Estate Authority website - information on the code of conduct for real estate agents

WORKING CONDITIONS

Our Real Estate agents:

  • May work flexible hours, which may include weekends and evenings

  • May have to do work from a home based office

  • Travel locally to properties that are for sale.

ENTRY REQUIREMENTS

To become a real estate agent you need to have one of the following: 

  • New Zealand Certificate in Real Estate (Salesperson) (Level 4)

Real estate agents must also:

  • Be over 18 years old

  • Have no criminal convictions

  • Have a driver's licence and their own car.

Real estate agents must get a real estate licence from the Real Estate Authority (REA).

You will be required to hold a real estate sales certificate before you are able to work as a real estate agent . This involves sitting the salespersons certificate course and also Membership to the REAA. There are costs to obtain these for all real estate agents .

PERSONAL REQUIREMENTS

Real estate agents need to be:

  • Positive and persistent

  • Excellent communicators

  • Skilled at selling and negotiating

  • Motivated and self-disciplined

  • Honest, trustworthy and able to keep information private

  • Patient and helpful

  • Good at planning and organising, with an eye for detail.

USEFUL EXPERIENCE

Useful experience for real estate agents includes:

  • Sales work

  • Public relations experience

  • Customer service experience.

A technical background in building, photography or design may also be useful.

REGISTRATION

Real estate agents must be licensed with the Real Estate Authority (REA).

Demand for real estate agents depends on:

  • Having a regular supply of houses and commercial properties to sell

  • Buyer demand for properties

  • New Zealand's economy doing well.

OPPORTUNITIES FOR REAL ESTATE AGENTS TO GROW!

About 15,000 people worked as real estate agents in New Zealand in 2017. The Ministry of Business, Innovation and Employment expects this number to grow by 3.4% – to about 15,510 – by 2020. This is due to:

  • The current construction boom, which will create more properties to sell between now and 2020

  • Our ageing population increasingly selling their properties to move into retirement homes

  • Ageing real estate agents retiring and creating vacancies.

MOST REAL-ESTATE AGENTS ARE SELF-EMPLOYED

According to the Ministry of Business, Innovation and Employment, almost 70% of real estate agents are self-employed.

Real estate agents work for agencies, which can be independent, or franchises of real estate chains.

A career in real estate can be incredibly diverse, giving you the chance to meet people from all walks of life.

IS REAL ESTATE FOR ME ?

Real estate professionals need a special set of skills and attributes. You'll need to be:

  • Over 18 years of age

  • A ‘fit and proper person’ (this means having no criminal convictions). The REA carries out a police check for all licensee applications

  • Well-presented and professional

  • Happy with working flexible hours, such as on weekends and in the evening

  • A great networker with strong relationship-building skills

  • Driven and self-motivated

  • Able to understand financial concepts, market trends, and legislation.

CAREER PATHWAYS 

New to the industry?

For those with no prior experience working in real estate, becoming a salesperson is the best way to get your foot in the door. Once you find a real estate agency that will host you as a learner, you can enroll in the New Zealand Certificate in Real Estate (Salesperson) (Level 4) programme.


 

After you complete all of the requirements of the programme, including assessments and a face-to-face interview, you will need to apply for a Salesperson’s licensee from the Real Estate Authority (REA). This licensee allows you to legally work as a real estate salesperson and sell property within New Zealand.

Please note that you can only apply for the licensee after you’ve been awarded the qualification. The licensee application is a separate process that is independently managed by REA and can take approximately a month.

 

The sooner you complete the programme and receive your certificate, the sooner you can apply for your licensee and start selling property.
